1. Have realistic expectations about vacation rental occupancy in the area
Just because someone in town claims they have 80% occupancy year-round doesn’t mean they told you the whole picture. Be aware of some realistic numbers as well as busy and slow seasons so you can plan accordingly.
2. Know if you’re the target market
You’ll really love being an Arcadia Resort vacation rental owner if you enjoy a luxury second home and resort with a very hands-off experience. If you like to be fully in charge of cleaning, maintenance, marketing, etc. we commend you for your hard work and expertise, though you’d likely be happier purchasing a home somewhere else in the area.
3. Resale Arcadia homes are few and far between
A resale home in Arcadia only comes up about every other month, so if you’re looking to purchase soon, this final construction phase would be the absolute best choice. As of the first of November, there are only about six new construction homes left for purchase. Phase 3 has all of the bells and whistles that our guests love, so if a new build interests you, call Bart or Dave.
4. Use an Arcadia Real Estate Agent
Using Arcadia’s designated Real Estate Agents really is the most seamless route to go. Because Arcadia has more to consider than your typical vacation rental village including Club Membership (access to amenities), a Vacation Simple Package (household essentials stocking), HOA, and property management, there is a lot to learn as far as perks, fees, communication, etc. It’s absolutely possible to use an outside agent, but past experience has resulted in some hiccups and owner confusion. Our Real Estate Agents, Bart and Dave, have been here since the first home was built. They really enjoy their job and have loved seeing the growth and helping satisfied homeowners.
5. You don’t have to use your Arcadia Resort home as a vacation rental
Most of our homeowners do rent their home out as a vacation rental, but it is also an option to buy a home in Arcadia as a primary resident or second home without renting it out.
